Rental contracts: what to know

A short summary of rental contracts, written so you can get the basics before you ask a professional.

Here are the main points on rental contracts, kept short.

A rental contract should state the two parties, the address of the home, the term, the rent, the payment date and the deposit. For a long let, keep a Vietnamese version, with a translation if one party is a foreigner.

State what the rent includes, such as electricity, water, internet, the management fee or cleaning. Photograph the home and its contents on arrival so that the move-out causes no argument.

Read the clauses on renewal, early termination and the return of the deposit. If you plan to sublet or keep a pet, agree it in writing from the start.

This article gives general information only and the rules can change. Before you pay a deposit or sign a contract, ask a lawyer or the competent authority; this is not legal advice.
